FirstFT: Iran war pushes up mortgage costs for borrowers - Financial Times

Good morning, happy Friday and welcome to FirstFT. In today’s newsletter: You can listen to today’s top news stories with the FT News Briefing podcast. Mortgage rates in the US and big European economies have risen again in recent weeks as the renewal of tensions between Washington and Iran reverberates through housing markets. In the US, interest rates for 30-year mortgages, the most popular product, are hovering around the highest level in more than a year, despite the Federal Reserve keeping official short-term borrowing costs on hold in 2026. Average rates on the US 30-year fixed-rate mortgage were 6.67 per cent this week, according to official data. The Freddie Mac figures show that the rate has risen from 6.43 per cent at the beginning of July and from 5.98 per cent before the war began in late February. The rise in borrowing costs for household mortgages reflects concern in financial markets that officials in the world’s largest economy would struggle to contain inflation triggered by the Iran war. Figures released this week showed US inflation had edged lower in July but remains well above the Federal Reserve’s 2 per cent target. The stubbornly high US inflation is also pushing up borrowing costs for the US government. Yesterday, the Treasury paid the highest borrowing costs to sell 30-year bonds since 2001 as investors fret over the country’s mounting debt pile under Donald Trump’s administration. In the UK, the average rate on a five-year fixed-rate mortgage increased to 5.66 per cent in July, the first month-on-month rise since April, according to finance site Moneyfacts. And in parts of the Eurozone, where the European Central Bank in June raised its benchmark interest rate to 2.25 per cent in response to the Middle East conflict, mortgage rates have also jumped. Here’s what else we’re keeping tabs on today and over the weekend: 1. Leading US AI labs such as OpenAI and Anthropic are releasing cheaper models as they fight to retain cost-conscious customers who are switching to cut-price alternatives from Chinese rivals. The price war comes as rising AI bills push companies to curb usage and seek cheaper models, helping Chinese developers including Moonshot and DeepSeek make inroads with users from Silicon Valley to Europe. 2. Exclusive: JPMorgan Chase terminated its banking relationship with Polymarket last year over regulatory concerns, underscoring the cautious sentiment towards prediction markets. But the bank has maintained ties with the platform, indicating it is keen to vie for an underwriting role should Polymarket, which is seeking a $20bn valuation, attempt to go public. 3. The head of investment giant T Rowe Price has predicted it will take another “couple of years” to reverse a deluge of outflows, as passive competition continues to pile pressure on active managers’ fees. The $1.9tn-in-assets retirement specialist, which last month reported its 21st quarter of consecutive outflows, is considering options including targeted acquisitions in growth areas. 4. The president of Guggenheim Investments had her phone seized by the FBI last year as part of an investigation by federal prosecutors into entities controlled by billionaire Mark Walter. Dina DiLorenzo’s phone was taken the same day as Walter’s phone and laptop were seized, according to people familiar with the probe. 5. After nearly two weeks of US-backed negotiations, Venezuela’s government and opposition have agreed to ask the Bank of England to return $4bn in gold reserves. Since 2018, the UK has declined to recognise Venezuela’s revolutionary socialist government, in effect blocking its access to some 31 tonnes stored in the Bank of England vaults. Immigration is at the heart of Israel’s self-image. But waves of its citizens have been leaving. The outflow has been fuelled by a period of tumult in the country amid its polarised political climate and years of warfare. The highly unusual outflows — 150,000 over the past three years — have had an outsized impact on the country’s economic prospects. Studies suggest rising numbers of those leaving are high earners, awakening fears of a brain drain that could, if sustained, do serious damage to the country’s tech-heavy economy, its public finances and even its military. Seoul’s Incheon airport has overtaken Dubai to become the world’s busiest airport for international passengers, after the number of people travelling to the Gulf hub declined because of the war in Iran. The South Korean hub said it recorded 38.4mn international passengers in the first six months of this year, putting it above London’s Heathrow and Singapore’s Changi airports. Overall, Atlanta’s Hartsfield-Jackson in the US remains the world’s busiest airport, but much of its traffic is domestic. Since ancient times, Turkey has sought to make the world’s finest and now most expensive honey. But the rural communities that produce it are being hollowed out by migration. Can premium honey give young people a reason to stay? There’s not long to go until the FT Weekend Festival returns to Kenwood House Gardens in London and online on September 5.
